Who manages the ring road
The Bucharest ring road (DNCB) is a national road, managed by the National Company for Road Infrastructure Administration through its Bucharest Regional Directorate for Roads and Bridges — DRDP. Any connection to a national road — a gate through which vehicles enter a property from the road — needs the road administrator's approval and permit, with technical conditions on visibility, turning radius, drainage, signage and, for heavy vehicles, the geometry of the access.
Why it is hard to obtain
On the modernised sections of the ring road, with two lanes each way, a median and new roundabouts, the number of direct accesses is deliberately limited for safety and traffic-flow reasons. Properties that obtained and kept an authorised access for heavy vehicles hold an asset that a neighbouring building, built or bought today, might never obtain, or only after years of approvals. For the tenant this means predictability: the access is legal and it stays.
What a tenant risks without authorised access
- Unloading on the road. The truck stops on the shoulder or in the first lane; goods go through the gate on a pallet truck. Slow, dangerous, illegal on a national road.
- Fines and carrier refusals. Professional drivers refuse addresses where they risk penalties; transport rates rise for "difficult access".
- Limited to small vehicles. If only vans can enter the yard, goods arriving by articulated truck must be transshipped elsewhere — a cost you don't see in the rent.
- Problems licensing the activity. For some activities (distribution, licensed storage), inspections also check vehicle flows.
What to check at the viewing
- Ask to see the access permit or the DRDP document and check that it covers heavy vehicles, not just cars.
- Eyeball the turning radius: can an articulated truck enter from the road without occupying the opposite carriageway?
- Check the manoeuvring and turning space in the yard: the truck must be able to leave facing the road, not reverse into the ring road.
- Ask whether the platform is concrete and takes 40 tonnes.
The case of 58 Odăii St.
Our property in Otopeni has DRDP-authorised access directly from the North Ring Road into its own yard, with a concrete platform and turning space inside the plot. The section has been widened to two lanes each way, and a new roundabout about 100 m away makes entering and leaving safer from both directions. Details on position and travel times on the Location page; the aerial view in the gallery shows exactly how a truck enters from the road.
