Guide · Foreign companies

Your first address in Romania: offices and warehouse 3 minutes from the airport.

When a foreign company enters the Romanian market, the first year is decided by a few practical choices: where the base is, how fast goods arrive, how clear the lease is. Otopeni answers all three well.

Why next to the airport

Managers from the parent group fly in monthly; trial goods, urgent parts and samples come by air; the local team must get there easily from Bucharest. A base 3 minutes from Henri Coandă Airport on the North Ring Road, with DN1, the A1 and the A3 minutes away, handles all these flows without anyone crossing the city. Moreover, north Bucharest is where most international logistics, pharma, IT and automotive companies have settled — suppliers, partners and staff are already here.

What the first two years actually need

  • Representative offices, not just functional ones. The subsidiary receives clients, auditors and colleagues from abroad; reception, meeting room and kitchen matter.
  • A warehouse for local stock. Even an equipment or hardware company needs 300–600 sqm for stock, service and demo.
  • One address, one lease. It simplifies registering the company seat, permits and accounting; the team isn't split between two sites.
  • Predictable costs, in euros. Fixed euro rent, clear indexation, metered utilities — no surprises in the budget sent to the group.
  • A landlord who answers. Adjustments always come up in year one: a wall, a door, a cable, a roadside sign. A direct contract with the owner means decisions in days, not committees.
  • Room to grow. If the subsidiary does well, you don't want to change address after two years.

Checklist before signing

  • Land-registry extract and proof of the landlord's right to let; planning certificate or documents confirming industrial/office use.
  • National-road access permit (DRDP) for heavy vehicles.
  • Technical sheet with areas, utilities, capacities and permits (e.g. the water-management permit for the well).
  • Bilingual lease or certified translation; clear clauses on indexation, deposit, handover and repairs.
  • Ability to register the company seat and place of business at the address.
